Vos missions au quotidienLe Responsable développement foncier est responsable, sur son territoire, des missions suivantes :- Analyser son territoire : PLU, cadastre, cartographie des villes ciblées, identification des élus et autres acteurs locaux, … ;- Organiser des rendez-vous « ville » avec les élus locaux pour connaître leur vision et leurs besoins en termes d’urbanisme et d’immobilier ;- Détecter les opportunités foncières par des actions de prospection directe et par l’animation de son réseau (collectivités, architectes, notaires, agences, aménageurs, associations, ...) ;- Elargir les recherches en assurant une veille active des consultations sur son territoire ;- Etudier la faisabilité réglementaire, technique, juridique et financière de potentiels projets immobiliers (analyse des différentes règles d’urbanisme et du marché immobilier ancien et neuf, études capacitaires, estimation des premiers bilans, ...) ;- Produire une première ébauche de projet tant sur sa programmation, sa faisabilité technique, l’estimation des coûts de construction et le bilan financier ;- Elaborer les propositions d’achat et les promesses de vente avec l’aide du service juridique, du directeur développement ou de BU ;- Sécuriser la relation avec le propriétaire et les différents intervenants (notaires, mairies, architectes, …) jusqu’à la promesse de vente ;- Préparer la présentation du projet en comité des engagements avec ses arguments construits, convaincant et en ligne avec la stratégie de Sogeprom ;- Négocier les conditions d’achat auprès des propriétaires, mairies et aménageurs … en vue de signer une promesse de vente ;- Elaborer les éléments du projet en vue de sa transmission à l’équipe programme.Et si c’était vous ?- Formation supérieure Bac+5 en école de commerce, en école d’ingénieur, à l’université (urbanisme, immobilier, droit, économie, …) ;- Une expérience confirmée de minimum 3 à 5 ans acquise à un poste de développement foncier ou en aménagement de territoire, dans le secteur de la promotion immobilière résidentielle ;- Une connaissance, si possible, des villes et des aménageurs de son territoire (y avoir déjà fait de la veille concurrentielle, des acteurs, du prix du foncier, …) ;- Un solide bagage en Droit de l’immobilier, Droit de l’urbanisme et de la gouvernance locale (analyse et contrainte du PLU), en Fiscalité de l’immobilier ;- Capacité à développer un avant-projet en promotion immobilière (étude de programmation, faisabilité technique, bilan de promotion, …) ;- Maîtrise des techniques de négociation et sens de l’argumentation ;- Une personnalité rigoureuse, organisée, volontaire et tenace, force de proposition et capable de challenger les différentes hypothèses de programmation, tout en respectant les valeurs du groupe et son pacte 3B ;- Avoir un excellent relationnel permettant d’interagir facilement avec de multiples interlocuteurs de différents niveaux et de développer un réseau de qualité. ResponsibilitiesAs a Credit Analyst you will be based in Poland but people who will become your closest business partners are in Paris.
